1. Acceptance
These Terms & Conditions (“Terms”) govern your access to and use of www.valuedealrei.com and any inquiries you send us (collectively, the “Site” and “Services”). By using the Site, you agree to these Terms. If you do not agree, do not use the Site.
2. Nature of our service
Value Deal REI markets off-market residential investment properties to cash buyers and other investors. We may hold a purchase contract, option, equitable interest, or other legal interest in the properties listed, and in some cases we assign our contract rights to the ultimate buyer. Information on the Site is provided for marketing and evaluation purposes only, is not a binding offer or acceptance, and does not create any real estate brokerage, agency, or fiduciary relationship between Value Deal REI and you. We are not acting as your real estate broker or agent. If you want representation, retain your own licensed professional.
3. As-is basis and buyer due diligence
Every property is offered strictly as-is, where-is, with all faults. Descriptions, photos, room counts, square footage, occupancy notes, comparable-sale references, and repair estimates are believed accurate but are not guaranteed. You are solely responsible for your own due diligence, including on-site inspection, title review, survey, zoning, code compliance, occupancy status, tenant matters, environmental conditions, taxes, HOA obligations, and independent valuation. Do not rely on the Site as your sole source of information about a property.
4. Pricing, availability, and withdrawal
Asking prices, availability, and property details may change or be withdrawn at any time without notice. Listing a property does not obligate us to sell it, to accept any particular offer, or to continue negotiating with any particular prospect.
5. Address disclosure
Exact property addresses are generally not published on the Site. We share full address and additional diligence materials with prospective buyers who demonstrate serious intent, financial capacity, and reasonable identification. We may decline to share this information at our discretion.
6. Offers and earnest money
Cash offers typically win these deals. Buyers should be prepared to submit a written offer promptly and to place non-refundable or short-inspection-period earnest money into escrow with a title company we designate. Specific offer, deposit, closing-timeline, and assignment terms will be provided in the purchase agreement for each property.
7. Acceptable use
- Do not scrape, crawl, or bulk-download Site content by automated means.
- Do not republish, resell, or redistribute our listings, photos, or descriptions without our prior written permission.
- Do not interfere with, disrupt, or attempt to gain unauthorized access to the Site or its underlying systems.
- Do not submit false, misleading, or unlawful information through our contact form.
8. Intellectual property
The Site, including its text, images, logo, layout, and code, is owned by or licensed to Value Deal REI and is protected by U.S. and international intellectual property laws. Except for the limited personal, non-commercial use of evaluating properties for your own potential purchase, no rights are granted to you.
9. Text messages and VIP buyer list
If you opt in to SMS from Value Deal REI, the SMS program terms and disclosures in our Privacy Policy apply. Message frequency varies; message and data rates may apply; reply STOP to opt out and HELP for help. SMS consent is not a condition of any purchase.
By submitting the VIP buyer list registration form, you (a) agree to these Terms and our Privacy Policy, and (b) expressly consent to receive marketing emails and text messages from Value Deal REI about new off-market properties, price drops, and follow-up on your inquiry, at the email address and phone number you provide. You may opt out of email at any time using the unsubscribe link, and out of SMS by replying STOP.
10. Disclaimer of warranties
The Site and all property information are provided “AS IS” and “AS AVAILABLE,” without warranties of any kind, whether express, implied, or statutory, including any warranties of merchantability, fitness for a particular purpose, non-infringement, title, accuracy, or availability. We do not warrant that the Site will be uninterrupted, error-free, or free of harmful components.
11. Limitation of liability
To the maximum extent permitted by law, Value Deal REI and its owners, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, business opportunity, or goodwill, arising out of or related to your use of the Site or any property information, even if advised of the possibility of such damages. Our aggregate liability for any claim arising out of or related to the Site is limited to one hundred U.S. dollars (US$100).
12. Indemnification
You agree to defend, indemnify, and hold harmless Value Deal REI and its owners, employees, and affiliates from any claim, demand, loss, liability, damage, or expense (including reasonable attorneys’ fees) arising out of your use of the Site, your breach of these Terms, or your violation of any law or the rights of any third party.
13. Governing law and venue
These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws principles. Exclusive venue for any dispute arising out of or related to the Site or these Terms lies in the state and federal courts located in Oakland County, Michigan, and you consent to personal jurisdiction there.
14. Changes to these Terms
We may update these Terms from time to time. Continued use of the Site after changes are posted means you accept the updated Terms.
